Each of the lots is 40 feet wide by ]20 Feet <br /> deep, resulting in a lot area of 4800 s�ua�'e feet per lot. The C-I zoning district requires a minimurn lot <br /> area of 5,000 square ;eet for resident�al purposes. Tn accordance with Section 38.O80.0 of the City's <br /> Zoning Code pertaining to non confornung lots, the applicant is proposing to develop each of the lots <br /> with a s�ngle fnmily residenCe. The proposed development of the lots is sub)ect to the general evaluation <br /> critaria listed in Subsection 41.]SO.0 of the City's Zoning Code as follows: <br /> 1. The need of the neighbarhood, district, or City for a proposed special property use. <br /> Findings: The proposed use is the constnaction of three single family residences on three lots <br /> known as lots 16, 17 & 18, block 229, Plat of Everett Division "0". <br /> Conclusione: The surrounding area is developed with residential and some commercial uses. <br /> 2. The adequacy of atreets, utilities and pubiic services required to serve a proposed usC. <br /> Findinge: Chestnut Avenue, which abuts the subject property, is an unimproved right-of-wav. <br /> ' The property is accessed via a 16' wide riglit-of-way gravel alley. The City Public Works <br /> Department is requiring that the alley way Ue paved per City Ste.ndard #303 from 12th Street to <br /> the south pro7erty line of lot 16. The mstallation of u water main from 13th Street north ta lot 18 <br /> within tha Cheetnut Avenue tight-of-way and the installation of e sewer main from 13th Street <br /> north to lot 1 t �.;�ithin the Chestnut Avenue right-of-way if the proposed residences cannot gravity <br /> flow to the existing sewer line in the alley. <br /> The City's Fire bepsrtment is requiring the installatian of residen!isl sprinkler systems for each <br /> dwelling to be constructed on the lots. <br /> Conelusions: Adequate provisions for access, utilities a.nd public services for the proposed <br /> residences can be accomntodatod subject to the above conditions, <br /> 3. The impact of'traffic generuted by the pro�ased use on the surrounding area, pedestrian <br /> eircutation aud public safety; and the abiltty of the proponent to mitigate such potentiAl <br /> impacts. <br /> Findings: The proposed addition of three new single family residences will add approximately 30 <br /> averuge daily trips to the area. Ti�e City Public Works Dapartment has required the alley-way to <br /> be paved per C.ity Standards. <br /> Conclusions: There will be no adverse traffic impacts generatad by the proposal. <br />
