Each of the lots is 40 feet wide by 120 feet <br /> deep, resu[ting in a lot area of A800 sc�uare feet per lot. The C-1 zoning district requires a minimum lot <br /> area of 5,000 square feet for residenGal purposes. Tn accordance with Section 38.O80.0 of the City's <br /> Zoning Code pertaining to non c�nforn�ing lots, the applicant is proposing to develop each of the lots <br /> with a single family restdenCe. The pr�posed development of the lots is sub�ect to the general evaluation <br /> critaria listed in Subsection 41.150.0 of the City's zoning Code as follows: <br /> 1. The need of thc neighborhood, district, or City for a proposed special property use. <br /> Findings: The proposed use is the construction of three single family residences on three lots <br /> known as lots 16, 17& 1 B, block 229, Plat of Everett Division "O". <br /> Conetusions: The surrounding area is devcloped with residential and some commercial use� <br /> 2. The adequacy of atreets, utilities aad public services required to serve a proposed use. <br /> Findinge: Chestnut Avanue, which abuts the subject property, is an unimproved right-of-way. <br /> • � The property is accessed via a 16' widc right-of-way gravel slley, The City Public Works <br /> Department is requiring that the alley way be paved per City Standard #303 from 12th Street to <br /> the south property line of lot 16. The installation of a water main from 13th Street north to lot l8 <br /> within the Chestnut Avenue right-of-way end the instaifation of a sewer main from 13th Street <br /> north to lot 18 within the Chestnut Avenue right-of-way if the proposed residences cannot gravity <br /> flow to the existing sewer line in the alley, <br /> The City's Fire Department is requiring the installatipn of residential sprinkler systems for eacli <br /> dwelling to be censtructed on the lots. <br /> ConClusiona: Adequate provisions for access, utilities and public sarvices for the proposed <br /> residences can be accommodated subject to the above conditions. <br /> 3. The impact of traffic generated by the pro�poaed use on the surrounding area, pedestrian <br /> eircutation and public safety; and the abil�ty of the proponent to mitigate auch potential <br /> impacts. <br /> Findings: The proposed addition of three new single family residances wi11 add approximately 30 <br /> average daily trips to the area. The City Public Works Department has required the alley-way to <br /> be p4vecl per City Stendards. <br /> Conclusions: There will bc no adverse traffic impacts generatad by the propossl. <br />
