Facts supporting owner's contention that the authoriza[ion of such vari- <br /> ance will not be materially detrimental to the public wrYf.re or injurious [o <br /> property in the vicinity or zone in which [he property is located. <br /> It is belicved that the existence of the present vari2.nces above set farth indicates that no appreci- <br /> aUle change in the vicinity will be effected by �rantin� appellant's request.
