INFQRMATION FOR DEVELOPER: The following information is provided for the developer's benefit. These are not SEPA conditions. All requirements are preliminary in nature, and are based upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal must comply with all ordinances in effxct at the time a complete building permit application is filed, including those not specifically set forth herein. (Exception: For vesting under the Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department for information regarding appeals processes for the requirerrients listed in this document. 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City Design and Construction Standards shall be submitted to the Public Works Department, showing site parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all required improvements in the public right-of-way. Publi�Works Department approval of these drawings is required prior to any permits being issued. All improvements shall be completed and approved warranted before final approval is granted. 2. This project must comply with the current City of Everett Buiiding Code and Sprinkler Ordinance. 3. Special charges for connection �o the sewer and water systems in accordance with Ordinance 1998-94 and subsequent revision are applicable. These charges are based on projected water usage and can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determic�, estimated charges prior to buiiding permit application. The actu�l charges shall be computed by the Public Works Department per the ordinance in effect at tre time and according to the information on the approved plans at the time of buiiding permit issuance. 4. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. 5. City streets are to be kept clear of dirt and debris at all times during canstruction. Dust suppression and s2reet cleaning must occur as directed by the Public Works Inspector. 6. A one year warranty is required on the public improvement for an amount not less than 10% of the cost of construction and shall run for one year from the dat2 of issuance of the first Occupancy Permit. 7. On-site watermain will be staked within an easement to the City. 'fhe easement will be submitted to the City prior to issuance of permits. 8. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per City Design and Construction Standards and Specifications for Development. 9 Any broken or damaged sidewaik shall be repaired/replaced per the City Pubiic\Norks inspector. 10. Walkways must be provided that connect each building to the City sidewalk on 16th Avenue S.E.
