INFQRMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA <br /> conditions. All requirements are preliminary in nature, and are based upon the preliminary site <br /> plan and the ordinances in effect at time of submittal for SEPA review. The proposal must <br /> comply with all ordinances in effxct at the time a complete building permit application is <br /> filed, including those not specifically set forth herein. (Exception: For vesting under the <br /> Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning <br /> Department for information regarding appeals processes for the requirerrients listed in this <br /> document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with <br /> City Design and Construction Standards shall be submitted to the Public Works <br /> Department, showing site parking layout, landscaping, utilities, storm drainage, <br /> temporary construction erosion control, and all required improvements in the public <br /> right-of-way. Publi�Works Department approval of these drawings is required prior to <br /> any permits being issued. All improvements shall be completed and approved <br /> warranted before final approval is granted. <br /> 2. This project must comply with the current City of Everett Buiiding Code and Sprinkler <br /> Ordinance. <br /> 3. Special charges for connection �o the sewer and water systems in accordance with <br /> Ordinance 1998-94 and subsequent revision are applicable. These charges are based <br /> on projected water usage and can be substantial. Applicant is encouraged to obtain a <br /> copy of the Ordinance and determic�, estimated charges prior to buiiding permit <br /> application. The actu�l charges shall be computed by the Public Works Department per <br /> the ordinance in effect at tre time and according to the information on the approved <br /> plans at the time of buiiding permit issuance. <br /> 4. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every <br /> structure. <br /> 5. City streets are to be kept clear of dirt and debris at all times during canstruction. Dust <br /> suppression and s2reet cleaning must occur as directed by the Public Works Inspector. <br /> 6. A one year warranty is required on the public improvement for an amount not less than <br /> 10% of the cost of construction and shall run for one year from the dat2 of issuance of <br /> the first Occupancy Permit. <br /> 7. On-site watermain will be staked within an easement to the City. 'fhe easement will be <br /> submitted to the City prior to issuance of permits. <br /> 8. As-builts of storm sewer, sanitary sewer, and water systems will be required to be <br /> submitted per City Design and Construction Standards and Specifications for <br /> Development. <br /> 9 Any broken or damaged sidewaik shall be repaired/replaced per the City Pubiic\Norks <br /> inspector. <br /> 10. Walkways must be provided that connect each building to the City sidewalk on 16th <br /> Avenue S.E. <br />
