Per our previous discussions, the rockery along the north property line is not permitted <br /> as shown. If the rockery is over 36 inches high, it rnust comply with setbeck <br /> requirements, uniess othervvise approved by the Planning Director, using Review <br /> Process II.A. Five feet of landscaping is also required along the property line. <br /> 2. Section 35 of the Zoning Code (Landscaping Standards) applies to the entire site, since <br /> the value of ihe expansion is worth more than 35% of the value of existing structures. <br /> The landscape plan needs to show landscaping on the entire site. If existing <br /> landscaping is being used to meet code requirements, it must be shown on the plans. <br /> 3. Standerds and specifications for the recreation facilities and equipment must be <br /> provided and approved during the building permit stage. <br /> 4. The base elevation of building 2 must be shown. i <br /> 5. When you resubmit your plans, please submit a copy of the grading plan for the <br /> Planning Department plan set. <br /> 6. Building appurtenances and screening of those appurtenances shall not exceed 5 feet � <br /> in height above the maximum height allowed (35 feet), unless the Planning Director <br /> detertnines that the appurtenance must be above such height for proper operation. <br /> You should reduce the height of the stairweli (which does not cleariy qualify as a <br /> building appurtenance), or provide a letter stating why the proposed dimensions are <br /> necessary so the Planning Director can issue a determination. (See Sec;ion 39.040 of <br /> the Zoning Code) <br /> 7. Compliance with building and rooftop modulation requirements is not clear: <br /> a. All rooftop modulation must be within the building height limits, unless it qualifies <br /> as screening of building appurtenances.
