INFORMATION FQR DEVELOPER: The following information is provided for the developer's benefit. These are not SEPA conditions but aze associated with other laws or requirements. All requirements are preluninary in nature, and are based upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal must comply with all ordinances in eFfect at the time a complete building permit application is filed, including those not specifically set forth herein. (Exception: For vesting under the Zoning Code, please refe� to Section 44 of the Zoning Code). Detailed drawings in accordance with City Design and Construction Standards shall be submitted to the Public Works Department, showing site puking layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all required imp:ovements in the public right-of-way. Public Works Department approval of these drawings is required prior to any permits being issued. All improvements shall be completed before the final Occupancy Permit is issued. Full standazd half street improvements are required to this property's 16°i St. frontage, including but not limited to curb, gutter, sidewalks, street widening and drainage control per City Design Standards. Parking must be per City Zoning Code and City Design and Construction Standards for Development. Spaces 5 and 6 shall be 8'-6" wide to reduce the number of compact spaces provided. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. Special cl�arges for connection to the sewer and water systems in accordance with Ordinance 1998-94 and subsequent revision are applicable. These charges are based on projected water usage and can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated charges prior lo building permit appiication. The actual charges shall be computed by the Public Works Department per the ordinance in effec[ at the time and acwrding to the information on the approved plans at the time of building permit issuance. City streets and alleys are to be kept clear of dirt and debris at all times during wnstruction. Dust suppression and street cicaning must occur as directed by the Public Works Inspec[or. A one year warranry of construction and Occupancy Permit. is required on the public improvement for an amount not less than 10% of the cost shall run for one year from the date of final approval/issuance of the first A Performance Guarantee is required for street improvements on 16�' St. prior to any building permit being issued.
