INFORMATION FQR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA conditions but aze <br />associated with other laws or requirements. All requirements are preluninary in nature, and are based upon <br />the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br />must comply with all ordinances in eFfect at the time a complete building permit application is filed, <br />including those not specifically set forth herein. (Exception: For vesting under the Zoning Code, please <br />refe� to Section 44 of the Zoning Code). Contact the Planning Department for anformation regarding appeals <br />processes for the requirements listed in this document. <br />2. <br />� <br />10 <br />A Public Works Permit is required for this project. Detailed drawings in accordance with City Design <br />and Construction Standards shall be submitted to the Public Works Department, showing site puking <br />layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all required <br />imp:ovements in the public right-of-way. Public Works Department approval of these drawings is <br />required prior to any permits being issued. All improvements shall be completed before the final <br />Occupancy Permit is issued. <br />Full standazd half street improvements are required to this property's 16°i St. frontage, including but not <br />limited to curb, gutter, sidewalks, street widening and drainage control per City Design Standards. <br />Parking must be per City Zoning Code and City Design and Construction Standards for Development. <br />Spaces 5 and 6 shall be 8'-6" wide to reduce the number of compact spaces provided. <br />This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br />Special cl�arges for connection to the sewer and water systems in accordance with Ordinance 1998-94 <br />and subsequent revision are applicable. These charges are based on projected water usage and can be <br />substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated charges <br />prior lo building permit appiication. The actual charges shall be computed by the Public Works <br />Department per the ordinance in effec[ at the time and acwrding to the information on the approved <br />plans at the time of building permit issuance. <br />City streets and alleys are to be kept clear of dirt and debris at all times during wnstruction. Dust <br />suppression and street cicaning must occur as directed by the Public Works Inspec[or. <br />A one year warranry <br />of construction and <br />Occupancy Permit. <br />is required on the public improvement for an amount not less than 10% of the cost <br />shall run for one year from the date of final approval/issuance of the first <br />A Performance Guarantee is required for street improvements on 16�' St. prior to any building permit <br />being issued. <br />Temporary erosion control measures for construction activiry must be operational prior to <br />commencement of any clearing or earthwork. <br />Placement and screening of refuse disposal areas must be provided per Section 39.080 of the Zoning <br />Code as follows: <br />
