Dear Mr. Seaman: It has come to the attention of the Planning Department that you have made application for building permits at the above indicated address. The purpose of this letter is to provide you with information regarding the City's general code requirements that apply to the proposal. A Use Permit is required for the change of use from the existing single-family residence to a business. The Use Permit would allow for a consolidated review of the proposal by the Planning, Public Works and Building Departments. Please note that all new businesses are required to be landscaped per Section 35 of the Zoning Code regardless of the extent and dollar value of proposed. improvements. An application form for the permit has been enclosed. The application fee is $200. After preliminary review of the application, the Public Works Department has indicated that the project would require public improvements to the existing street, including curb, gutter, and sidewalk, together with any necessary drainage system improvements and street widening. You would need to submit detailed engineering drawings for these improvements. The Building Department has indicated that certain improvements will have to be made to the structure. These include installation of 5/8" type dry wall and handrails on stairways. Permits must be obtained for all work performed (i.e., building, plumbing, electrical, mechanical). The Use Permit must be obtained prior to issuance of any building and/or Public Works permits for the project. Approximate review time for the Use Permit is two to three weeks.
