The purpose of this letter is to provide you with <br />information regarding the City's general code requirements that <br />apply to the proposal. <br />A Use Permit is required for the change of use from the existing <br />single-family residence to a business. The Use Permit would <br />allow for a consolidated review of the proposal by the Planning, <br />Public Works and Building Departments. Please note that all new <br />businesses are required to be landscaped per Section 35 of the <br />Zoning Code regardless of the extent and dollar value of proposed. <br />improvements. An application form for the permit has been <br />enclosed. The application fee is $200. <br />After preliminary review of the application, the Public Works <br />Department has indicated that the project would require public <br />improvements to the existing street, including curb, gutter, and <br />sidewalk, together with any necessary drainage system <br />improvements and street widening. You would need to submit <br />detailed engineering drawings for these improvements. <br />The Building Department has indicated that certain improvements <br />will have to be made to the structure. These include <br />installation of 5/8" type dry wall and handrails on stairways. <br />Permits must be obtained for all work performed (i.e., building, <br />plumbing, electrical, mechanical). <br />The Use Permit must be obtained prior to issuance of any building <br />and/or Public Works permits for the project.
