'Phe site is developed with a <br />single family residence structure and a detached gara;e. The residence has a setback of l9' <br />from the front property line and meets ull other zoning requirements. The garage structure has <br />a setback of zero feet from the west side property line along the alley and only a 2'-6" setback <br />from the rear property line. Both the residence and the garage were constructed in 1942 <br />according to Snohomish County Assessor's records. 'I'he applicant proposes to conshvct a new <br />garage with the same zero setback from the west side property line, however the new garage <br />will be t�vo feet shorler than the existing garage and will be setback S from the rear property <br />line. <br />The above shucmre(s) meets the City of Everett Zoning Cnde in effect at the time of <br />construction and I hereby find that the above structure(s) are legal non-conforming under the <br />City of Everett Zoning Code.
