CMI Homebuilder's Inc. <br />SITE NAME: <br />Wetland Delineation and <br />EXECUTIVE SUMMARY <br />Augusta Woods <br />SITE LOCATION: The subject property is east of 18"' Avenue W(also known as <br />Loganberry Lane) in Everett, Washington. The map location is found ir <br />the SE'/< of Section 14, Township 28 North, Range 4 East, W.M. in the <br />Paine Field area of the City of Everett. <br />CLIENT: <br />PROJECT STAFF: <br />FIELD SURVEY: <br />CMI Homebuilders Inc. <br />Bill Shiels, Principal; Ann Olsen, Project Manager <br />December 12, 1997 <br />Hl'DROLOGY: Soils within the wetland generally consisted of a muck that was saturated to <br />the surface, with several inches of ponding observed in places. <br />SOILS: The Natural Resources Conservation Service (NRCS), formerly the Soil Conservation <br />Service (SCS), has mapped the entire site as Alderwood — Urban land complex, 2 to 8 percent <br />siopes. Although this mapping unit is not listed as hydric by the NRCS, it may have hydric soil <br />inclusions. <br />VEGETATION: Vegetation within the wetland consists of a mixture of palustrine deciduous <br />forested and palustrine scrub/shrub components. Dominant plant species include red alder, <br />Pacific willow, Sitka willow, salmonberry, spirea, skunk cabbage, lady fern, and creeping <br />buttercup. <br />DETERMINATION: One wetland (Wetland A) was identified and delineated throughout the <br />west-central portion of the project site. The wetland consists primarily of a broad topographic <br />swale that extends off-site both to the north and south, and is associated with a small drainage <br />that flows south through the wetland. The northem portion of the wPtland has been historically <br />filled and currently consists of an excavated ditch separated from the main portion of the <br />wetland by a culvert under an existing old driveway. <br />PROPOSED PROJECT: The proposed project consists of the development of 46 single family <br />detached condominiums, with an entry road, intemal road system, associated parking, and an <br />underground stormwater detention vault. Access to the development wili be from 181h Avenue <br />West. Access to the eastem portion of the site will require crossing Wetland A, thereby having <br />a direct impact of 2,007 sf. <br />MITIGP.TION: The City of Everett requires a 3:1 replacement-to-loss ratio for impacted <br />Category II wetlands that are forested (Wetland A). The total required mitigation for impacts to <br />Wetland A is 6,021 sf. Mitigation for impacts to Wetland A will occur adjacent to the northeast <br />edge of Wetland A.
