The southerly of thc hvo "panhandles" is also undeveloped. The <br />northcm "panhandle" currently contains a gravel drivc�vay to an existing single family residcnce <br />on an adjoining lot. This drivewny crosscs thc wedand coRidor using 2�1" concretc culvert. A 6 to <br />8 foot �vide channel lics north of this culvert. Thc topography of the site shows a nort}rsouth <br />wedand corridor ilowing soudi located Nirough the midpoint of the propeRy starting just south of <br />the 2�1" cuh�ert. Thc �vetland has been idcntified and defincated ss a category II �vedand by <br />Talasaea Consultants. The �vedund corridor lies at approximate elcvation �00 and is bctween 100 <br />and I60 feet wide. There is minimal fali across die project site, however investigation of thc <br />upstrcam and downstrcam channels show that storm�vater in Ihe wedand flows to the south. The <br />ground along the east�m sidc of ihis wedand slop:s at bch��cen 2 and 17 percent to the west. IS''' <br />Avenue West also lies at an clevat�on higher than the wctland and drains to the east towards the <br />�vetland.
