Parcel Map <br />FINDINGS AND CONCLUSIONS: <br />Criterion No. i• <br />That there have been exceptional or extraordinary circumstances <br />or conditions applying to the subject property or as to the in- <br />tended use thereof that do not apply generally to other <br />properties in the same vicinity or zone. <br />a. Findina: The subject pruperty consists of a single <br />family residence on an extremely small lot, 40 feet by 46 <br />feat containing 1,840 square feet. The lot is <br />nonconforming for lot size and width since the code <br />requires a minimum of fifty feet of width and 5000 square <br />feet of lot area. <br />Since this property is nonconforming in so many ways, it <br />is difficult to make a deterinination as to the yard <br />orientations; however, the zoning code defines front yard <br />as the space extending across the width of the lot; <br />therefore, the north side of the existing house which <br />faces the alley is considered the front yard of this <br />property. <br />
