Everett Public Library Coffee Shop <br /> Exhibit A <br /> The coffee shop space is designed to function somewhat independently of the library. In addition to the <br /> specific provisions in the lease agreement,the following conditions apply: <br /> General provisions: <br /> • The Lessee may set hours of coffee shop operation that are different from library hours. <br /> • The exterior doors must be unlocked to accommodate handicapped access whenever the library <br /> is open,even if the coffee shop is closed. <br /> • The coffee shop shares public restrooms with the first floor of the library.When the library is <br /> closed, library staff lock these doors from the library side. If Lessee wishes to be open outside of <br /> library hours,the doors may be unlocked on the coffee shop side only to allow access to <br /> restrooms. <br /> • The library's Rules of Patron Conduct apply to coffee shop patrons. Library security will help <br /> enforce these rules but cannot always be present,so when necessary Lessee shall inform its <br /> patrons of these rules to maintain appropriate library behavior. <br /> • Library security guard will secure exterior coffee shop doors at library closing and set alarm <br /> provided barista has completed coffee shop closing procedures by the end of the guard's shift. <br /> Otherwise Lessee shall be responsible for securing the coffee shop. <br /> The Library responsibilities: <br /> • Cleaning of the public restroom facilities. <br /> • Refrigerators and sanitizing dishwasher are owned and will be serviced by the City of Everett or <br /> an outside repair company. <br /> • Inside public furniture. <br /> • Carpet and upholstery cleaning. <br /> • Make available a storage area adjacent to the coffee shop which includes space for a larger <br /> refrigerator and industrial style shelving for extra supplies. This area must be kept clean and <br /> organized by Lessee. <br /> The Lessee responsibilities: <br /> • Lessee is responsible for sweeping area immediately outside the front doors before opening. If <br /> the situation requires more intense cleaning than sweeping, Lessee may contact the library <br /> caretaker for the more intense cleaning. <br /> • Equipment,supplies, and furnishings for back of the house drink and food preparation. <br /> • Signage, if desired,with final approval by the Library Director. <br /> • Menu boards, if desired,with final approval by the Library Director. <br /> • Adequate staffing to maintain good service and a clean,well-bussed facility, including regular <br /> removal of trash to the dumpster area. <br /> 1of 2 <br />
