The retaining walls <br /> are proposed between buildings l, 3 and 5 to create a terraced transition between the grade of the <br /> public sidewalk and the private walkways at the first floor level of each buildinb. <br /> From the drawings you have provided, it appears that this grade differential ran�es from <br /> approximately 5 feet at tlie fi•ontage of building 5 up to 8 feet at the frontage of building 1. Your <br /> drawuigs indicate that this grade differential will be terraced with t�vo retainii�.g walls, each not <br /> inore than foiu feet above grade. There will be street h•ees and landscaping between the public <br /> sidewalk and first retaining wall, landscaping between the lower and upper retaining wall, a low <br /> fence atop the upper retaining wall, landscapulg and walkway between the fence and Uuildings. <br /> The graphics you have provided show a"Cornerstone 200"masonry block material for the <br /> retaining wall structures. <br /> Based on all the materials you have subinitted in support of the requested revision to the <br /> landscape plan, I approve this revision and find it to be consistent with the quality represented to <br /> the Planning Conimission and City Council during the planning and permitting processes, even <br /> though it changes the initial graphic which showed individual walkways leading firom the public <br /> sidewalk to each dwelling unit. The remaining buildings that fiont on public streets will keep the <br /> original direct walkway design represented during the public review process. <br /> My one concein is about the viability of the street trees along the frontage between the public <br /> sidewalk and the lower retaining wall.
