Planning Director Determination <br /> Review Process#07•013 ��� ' ' <br /> � <br /> Landscape Modif(cation ' <br /> Greonfield Park LLC - <br /> August 24. 2007 <br /> The Cily of Everelt Planning Department grants approval o( a landsca�e modi(ication by <br /> Greenfietd Park LLC for the mulliple-family project located at 1212 100"' Place SE, in an R•4 <br /> zone subject to ihe following conditions: <br /> 1) The applican! must provide landscaping as shown on the landscape plan dated and <br /> approved by the Cily on July 25, 2007 not withstanding any aprroved m�difications. <br /> 2) The applicant must install an estate (ence along the easl properly line of the subject site <br /> and maintain a nine (9) (oot building/landscape setbac:k area in lieu o(the required minimum ten <br /> (10)(oot building setback area. <br /> 3) The appl�c.ant must provide either ground cover and/or lawn in Ileu of the bark for all <br /> residential units abutting the east property Iine and 100'" Place SE. NOTE: The Everett <br /> Municipal Code requires that shrubs and Iiving ground cover shall be planted to attain a <br /> coverage of 90%withi� three (3) years of planting. Beauty Bark is not considered a Iiving <br /> ground cover oer the Everett Municipal Code <br /> 4) Prior to Ihe issuance of any Occupancy ^ermits, the applicant must submit a final revised <br /> landscape plan for review and approval by lhe Everett Planning Departmen: <br /> Subseclion 35,U70.A o(the City of Everelt Zoning Code gives ihe Planning Director, using <br /> Review Process I, ihe authoiity lo mod�(y ihe required landscaping i(the applicant proposes an <br /> alternalive method of landscaping �hat would achieve the intent and purpose of the landscaping <br /> required in this Ordinance. Review Process I is a written decision by lYe Planning Director <br /> which approves, disapproves, or apFroves with conditions ihe proposai of the applicant <br /> (Seclion 42.090). <br /> This is an administret(ve determfnation and the applicant mv�y appeal the Planning <br /> Director's decision within fourtoen (14) calendar days of lhra date of this decision. <br /> Appcal forms are availahle from the Planning Department and must be submitted along <br /> with the required iiling fee.
