2. EXISTING CONDITIONS SUMMARY <br /> The site covers approximately 0.18 acres. All of the proposed disturbance area of the <br /> existing site contains bare soil, grasses, and some brush. Approximately 0.06 acres of the <br /> site will be impacted by new impervious suriaces with approximately 0.12 acres of the site <br /> being disturbed as needed for the clearinglgrubbing and restoration of the existing site. <br /> This site has been previously cleared and graded. <br /> The proposed area of disturbance is m an area that drains to the south and southwest with <br /> some oH-site runoff entering the site along the eastern property line. The existing roadway <br /> contains flows within the R.O.W. Since lhis project does not proposs to collect or <br /> concentrate (lows, it appears all oHsite flows will not aHect this project. No erosiun or <br /> capacity issues were observed on or around this site. All runoff from the proposed <br /> developed portion of this site leaves over the southern property line as sheet flow and is <br /> collected offsite in an existing stream channel that then directs runoH to the west. <br /> The soils have been reviewed and tound to be Alderwood-Urban Land Complex type soils. <br /> In addition, site grading has occurred under a previous permit so the majority of the site <br /> soils have been disturbed and compacted. The general site slopes in the area oi <br /> disturbance are flat to muderate at approximately 2-8%. Based on the existing soil <br /> information and the setbacks of the proposed improvements from any of the property lines <br /> there is little potential for erosion or sedimentation during construction assuming the basic <br /> BMPs included in the SWPPP are installed and maintained pro�erly.
