The zoninq code <br />def.ines the front yard "as an open soace extending across the <br />full width of the lot , the required depth of which ehall be <br />measured horizontally from the front lot line to a line <br />perallel thereto on the lot". <br />The aidea of both lota parallel to 103rd P1. u.W. are <br />conaidered to be the len�th of the lot aince those aldes are <br />langer than the aidee that are parallel to Holly Drive. <br />According to the zoning code, the front yard aetback is 20 <br />feet in depth frum the front lot line that ia parallel with <br />Holly Drive. The aide yard that is parallel and adjacent to <br />103rd P1. S.W. muat have a 10 foot aetback. See the encloaed <br />plat ehowing the required aetback linr_a for the two lots. <br />When a lot's lengtli parallels a atreet euch as in the case of <br />Lota 2 and 6 of the ehort plat, the Planning Department's <br />long etanding policy has been to allow the aide that ia <br />parallel and adjacent with the etreet to be designated aa the <br />front yard, except in the case where a lot abuta a etreet on <br />two of ita aides. <br />An exceptionel condition (a detention pond located on the lot) <br />doea apply te Got 7. If the aetback requirements cannot be <br />met becauae of the detention pond, the Planning Department <br />would moat likely recommend approval of a reaonable variance <br />to the Board of Adjuetments.
