On these <br />plans, sheet L-5 shows the City approved rypical lot plantings /or unifs A, 8, and <br />C. Each unit type with its limited common area had speci(c plantings that were <br />required to be installed prior to occupancy o/ the units. In geneial, the plans <br />called for deciduous end /lowering trees, evergreen shrubs and plants, lawn, a <br />6X8' concrete patio, and fencing. I did a site inspection o/Phase l and addifional <br />units as they were being developed and found them to be generally consistent <br />with the approved p/ans. ln reviewing your request, I/ound it fo be inconsistent <br />with the approved p/ans in two areas. The concrete patio constnrcted is larger <br />than the approved plans and patio covoring is not part o/the approved building <br />plans. On May 21, 1999, I mceived a letter /rom the Silverwood Home Owners <br />Association stating the coverod palio was in conflict with the condominium <br />homeowner's association ru/es and mgulations. <br />I am sending a letter to the Homeowners Association and tha Developer asking <br />them to define the concrete patio sizes for each unit. When this information is <br />submitted the City will make a determination on what is acceptable, keeping in <br />mind the intent o/ the plan was to have af a minimum 400 square feet o/ private <br />rear yard area. This pnvato rear yard area was to be grass and omamental <br />landscaping with a small concrete patio. The drainage and water quolity fscilities <br />were sized to take in to account the amount ol impervious surface o/ the totel site <br />which included concrete patio, streets, sidewa/ks, driveways, and rooRops. Any <br />changes in the amount o/ impervious surface runoN cou/d impact the drainage <br />facilities o/this project. At this time, the City will not approve additionel <br />impervious surface (roof and patio) until we receive in/ormation on whet has <br />been constructed to date on the overall project. <br />The note / sent to you on 4-5-99 was premised on the fact that the patio cover <br />would not be any larger than the existing concrete patio that was approved per <br />the /andscaping plans dated 5-18-94 (6 ic8) and this design would be eccepfable <br />to the Silvenvood Homeowners Associafion.
