Landscaping <br /> musl be installed on the site per Category B landscape standards of the City of Everett <br /> Zoning Code. Gategory 8 iandscaping requires a minimum landscape width of ten feet <br /> of Type III landscaping along the street frontaoes (191h Avenue 5E and 110th Street 1 <br /> SE) and five feel o( Type III landscaping along �he south and east property lines. Type <br /> III landscaping consists of a minimum of 1 si�. foot high tree for every 30 feet of length <br /> a�id a minimum of 5 two foot high shn,;bs for every 100 square feet, with 90% <br /> groundcover wfthin 3 years <br /> Subsection 35A70.A of the City oi Everett Zoning Code gives the Planning Director, <br /> using Review Process I, the authonry lo modify the required landscaping if the <br /> applicant proposes an altemative method of landscaping lhat would achieve the intent <br /> and purpose of the landscaping r=quired and which the Planning Director determines to <br /> provide superior quality, or existing conditions on or adjacent to the site, including but <br /> not limited to existing vegetation would render the requirements o( this Section <br /> meffective. Review Process I is a written decision by the Planning Director which <br /> approves, disapproves, or approves with conditions the proposal of the applicant <br /> (Section 42.090). <br /> The bank proposes a two foot wide landscape strip rather than five feet requirad by the <br /> zoning code along its south property line However, the property to the south <br /> (Safeway) provides a landscape strip in excess of ten feet in widlh along the south <br /> property line of the bank Thus, over ten feet of landscape width will be provided <br /> between the parking lot and drives o( both properties In addition, the bank will provide <br /> grealer landscape widths along the west, north, and east property lines.
