The lollowing tactors were cuntiidMed and the listed requirements wcre <br />placed in response to comments suhmitted during our n�view ol an f:nvironmental l:hecklist tor this <br />�r�posal: <br />1. The proposed site is zoned 13-1, Neighborhood Shopping Zune, which would perr�it a restaurant <br />use.' <br />2. The site is currentty occupied with a single tamily residence, which must be demulished to <br />allow tor construction. Large pine trees exist alung both the east and the west proprrty lines. <br />A service station exists to the east and an apartment building exists t� the west. The ezisting <br />trees along the easterly and westeNy pruprrty ❑nes should be saved anA integrated into the <br />pruject design. <br />3. Residential zoning and residential uses exist tu the south and the west ot the proposed <br />restaurant. Screening must be provided in compliance with zoning code requirements and shall <br />utilize existing vegetation alung thc west bounddry to the maaimum eztent feasible: ezisting <br />trees along the east boundary should be saved. <br />4. Detailed drawings shall be submitted to the Public Works Department showing site parking <br />layout, landscaping, utiliti�;, storm drainage, temporary construction er�sion cuntrol and all <br />required irnprovements in the publi� righFof-way. Public Works Department appro�•al ol these <br />drawings is required prior to any pennits being issucd. All impruvements shall be completed, <br />appro�eJ and warranted befoi e the �hcupancy Permit is issued. <br />5. Participation in the cost to fund the Southend Interceptor is required. The approximate cost <br />based on the preliminary inlunuatiun provided is $44.81 per seat. The aceual cost shall be <br />computed by the �uildmg Uepartment per the Ordinance m ef}ect at the time and according to <br />tfie intormation provideA on the approved plans on the date of permit issuance. <br />6. Storm drainage must be collected on-site and transtrrred to the City's storm systern. <br />7. Parking for the site rnust be provided in compliance with Zoning l:ode requirements and must <br />meet City design standards, induding a mininiwn ot S% landscapinq as well as a(ive foot <br />landscaped area on the trontage, exclusive o( driveways. <br />8. This proposal is required to participate in the 112th Straet Southeast Local Improvement <br />District. If the UU is not formed, lull standard street improvements are required, including, <br />but nut limited to curb, gutter and sidewalk. Turning movement restrictions must be provided <br />as determined necessary by the City's 1'raltic Cnginccr. <br />9. l:: iieu o( pruviding on-sitc deten[iun, payment to City Drainage Fund 340 is reGaired. <br />l0. Pertormance guarantces as required for street improv_menu and landscapin�;. <br />I1. A one-year Warrantee Guarantee as required on the public street in�orovements and <br />landscaping lor an amount not less than 10% ot the cost of construction and shall run tor one <br />year from the date ut issu.ance of the lirst Uccupancy Pennit tor the project. <br />12. Dunng wnstructiun, all truck aal(ic to and (rom the site within the City ul L'verett shall be <br />on arterial streets unless otherwise approved by thc Publ�c Works Departnicnt. <br />
