The following corrcctions/additional information will be <br />needed before approval of the plans can take place: <br />l) T.E.S.C. Plan (Sheet 3 of 5) — The temporary silt fence must be placed around the <br />clearing limits of the wetland area. As proposed, the fence would only be placed along <br />the property's street frontage. This item will be noted on the plans. <br />2) Landscape Plan (Sheet L-1) — The proposed landscaping within the interior of the <br />parking lot would not meet the requirements of Subsection 35.080.E(4) of the Zoning <br />Code, which states that no parking stall may be located more than 50 feet from an interior <br />landscape area. The landscape plan must be revised accordingly. <br />3) Noise Specifications for Roof -mounted Air Handling Units - The plans show that air <br />conditioning units would be located on the roof of the proposed building. Since the <br />project is immediately adjacent to a residential huilding in a residential zone, there is a <br />potential for noise impacts related to operation of this equipment. Noise emissions from <br />this equipment must meet the City's noise control ordinance (EMC Title 20.08). <br />4) Bonding for Wetland Mitigation Work — Please provide a performance bond to cover <br />300%n of the cost of materials and labor. In addition, a 5-year maintenance bond must be <br />provided at 90%n of the cost of monitoring and maintenance.
