lo. A minimum of 5$ of the parking area must be landscaped in <br />compliance with Section 19.40.050 of the Zoning Code and Section <br />1.13 of the Standards and Specifications Manual. Plantings must <br />consist of a minimum of 75� of the area in groundcover and a <br />minimum of 6 evergreen trees or shrubs for each l00 square feet <br />of required landscaped area. Plantings should be a minimum of <br />three feet in heiqht at time of plantinq. (STPA Aesthetics and <br />Light and Glare Policies) <br />11. A landscape strip a minimum of 15 feet wide must be provided <br />along the entire north property line where the project abuts <br />sinqle family zoned property per Section 19.19.100 of the Zoning <br />Code. Plantings within this area shall be a mix of deciduous and <br />evergreen trees, shrubs, and groundcover and shall include <br />sufficient evergreena a mini�aum of 6 feet in height to form a <br />sight obscurinq Uarrier. (SEPA Land and Shoreline IIse Policies) <br />12. A landsaa�inq plan must be reviewed and approved by the Planning <br />Department prior to the issuance of any Buildinq Permits for thia <br />proposal. (SEPA Land and :ihoreline Use Policies) <br />The lead aqency for this propc�sal has determined that it does not <br />have a probable significant ad�rerse impact on the environment. An <br />Environmental Impact Statement ia not required under RCW <br />43.21C.030(2)(c). This determination assumes compliance with state <br />law and City ordinances related to general environmental protection <br />including but not limited to right-of-way improvement requirements, <br />drainaqe, etc. This decision was made after review of a completed <br />environmental checklist and other information on file with the lead <br />agency. This information is available to the public on request. <br />This Determination of Non-Siqnificance is specifically conditioned on <br />compliance with the conditiona attached hereto which are incorporated <br />by reference as if fully set forth herein. <br />This DNS is issued under 197-11-340(2); the lead agency will not act <br />on this proposal for 15 days from the date below.
