INFORMATION FOR DEVELOPER: <br />1. Detailed drawings in accordance with City Design and Construction <br />Standards shall be submitted t� the Public Works Department <br />- showing site parking layout, landscaping, utilities, storm drain- <br />age, temporary construction erosion control, and all required <br />improvements in the public right-of-way. Public Works <br />Department approval of these drawings is required prior to any <br />permits being issued. All improvements shall be completed, <br />approved, and warranted before the Occupancy Permit is issued. <br />2. City streets are to be kept clear of dirt and debris at all <br />times during construction. Dust suppression and street cleaning <br />must occur as directed by the Public Works Inspector. <br />1. Performance guarantees are required for the public improvements <br />(including landscaping). <br />4. A one-y3ar guarantee is required on the public improvements for <br />an amount not less than 10$ of the cost of construction and shall <br />run for one year from the deto of issuunce of the first Occupancy <br />Permit for the project. <br />5. A two-year guarantee is required for private retention/detention <br />or other drainage tre�tment/abatement facilities serving areas <br />larger than one acre. <br />6. on-site watermain will be staked within an easement to the City. <br />The easement w�.11 be submitted to the City prior to the issuance <br />of permita. <br />7. As-builts of storm sewer, sanitary sewer, and water systems will <br />be required to be submitted per city design and construction <br />standards and specifications. <br />8. The Building Department will need topography and elevations to <br />determine if the buildings classify ns two story or three story <br />structures. <br />9. Accecs roads must be in service prior to construction. Access <br />roads must be a minimum of 20 feet wide, unobstructed, all season <br />driving surface able to support all Fire Department apparatua. <br />lo. Fire alarm systemx are required in uny three ctory buildinqs. <br />11. The premises must be identified at the street. Huildinqa and <br />apartments must also be plainly marked. <br />12. Portable fire protection must be provided on each level or in <br />each apartment. <br />13. The fire flow requirement for the project is 2,b00 gpm. <br />5 <br />
