Any grading/fill on this site shall be done so as to not impact <br />the surrounding properties. Any retaininq k�all greater than <br />three feet high along a property line must bo reviewed and <br />approved by the Planning Department. (SEPA Earth, Land and <br />Shoreline Use Policies) <br />2. Screening of all outdoor refuse disposal areas must be provided <br />so that they are not visible from adjacent propertiea or public <br />rights-of-way. The disposal areas muat be shown on the site <br />plan submitted for building permits. (SEPA Aesthetics Policies) <br />3. stormwater must ne routed through a 200 foot grass lined swale <br />prior to discharge from the site. (SEPA Water and Land and <br />Shoreline Use Policies) <br />4. A minimum of 10 percent of the site must be provid�..l in usable <br />recreation space for the residents. The pool, recreation <br />building, tot lots and sports pad would meet this requirement. <br />These improvements must be in place prior to the issuance of any <br />Occupancy permits for this proposal.
