PRELIIINARY CONDITIONS SUMMARY
The 1.873 acre project site is presently developed with three duplexes and associnted
outbuildings, on the east side of the property. A paved dri•eway, 18 feet wide, 300 fcet long
provides access to the duplexes. Approximately 49 pement of the site is wooded. Runoff from
the site sheet flows from east to west at an average slope of 5 percent to A weUsnd arca adjacent
to Swamp Creek.
As shown on the following Soils Map, the SCS Soil Survey for Snohomish County identifies the
predominant site soil type as being Alderwood-Urbnn land complex (Hydrologic Soil Group C).
OFF-SITE ANALYSIS
There is no significunt tlow that enters the project site from off-site areas. An existing drainage
ditch, locnted immedintely east of the project site intercepts runof'f from ndjacent area to the east
for conveyance to n existing road side ditch in I 12th Strcet SW. The roudside drtch outfalls to
Swamp Creek at a point npproKimately 50-fcet west of the southwest comer of thc projcct site.
Since no downstream drainage issues were raised in the SEPA process, a dctailed analsis of thc
existing drainage domstrcam of the project site has not bcen preparcd.
C
