PRELI�IINARY CONDITIONS SUMMARY <br />The 1.873 acre project site is presently developed with three duplexes and associnted <br />outbuildings, on the east side of the property. A paved dri�•eway, 18 feet wide, 300 fcet long <br />provides access to the duplexes. Approximately 49 pement of the site is wooded. Runoff from <br />the site sheet flows from east to west at an average slope of 5 percent to A weUs�nd arca adjacent <br />to Swamp Creek. <br />As shown on the following Soils Map, the SCS Soil Survey for Snohomish County identifies the <br />predominant site soil type as being Alderwood-Urbnn land complex (Hydrologic Soil Group C). <br />OFF-SITE ANALYSIS <br />There is no significunt tlow that enters the project site from off-site areas. An existing drainage <br />ditch, locnted immedintely east of the project site intercepts runof'f from ndjacent area to the east <br />for conveyance to �n existing road side ditch in I 12th Strcet SW. The roudside drtch outfalls to <br />Swamp Creek at a point npproKimately 50-fcet west of the southwest comer of thc projcct site. <br />Since no downstream drainage issues were raised in the SEPA process, a dctailed anal��sis of thc <br />existing drainage do�mstrcam of the project site has not bcen preparcd. <br />C� <br />
