The property <br />presently contains a Category I Stream (iributary to Swamp Creek) adjacent to <br />the west property line, which flows from NW to SE. A category II wetland is <br />located along the south property line. Tlie area proposed for development (1.11 <br />Acres) is located in the Northeast portion of the Property and is comprised of <br />second growth trees. The site address is 2020 112" St. SVV. The area proposed <br />for development drains to the south with an average slope of 8.4%. <br />5ile soils are classified as: <br />5- Alderwood -Urban land complex, 2 to 8 percenl slopes -(Type C Soil) <br />The report addresses lhe feasibility of a future commercial use of the northeast <br />pertion of lhe property. The detention and water quality design is based on a <br />(uture smpervious area of 37.43A SF. (O.a6 Ac.) This includes earthwork: 123 CY <br />cut and 5,257 CY fill. <br />The drainage concept lor this project consists ot collecting the project runoif wa <br />catch beasins and exiruded curbs and directing il inlo a 30'x65' detention wet vault <br />proposed for the southwest corner ot lhe previously described proposed <br />developed area of 0.86 Ac.
