The <br />applicant proposes to rezone a 0.56 acre site located east of 19th Avenue SE und notth of I 16th Street <br />SE, from R-1 (Single Family Detached Low Density) to B-1 (Neighborhood Shoppina). The applican[ <br />proposes to combine the subject site with adjarent property that he owns az an inte¢rated redevelopment <br />as a small shopping center. The Planning Commission recommended approval, subject to a Resolution <br />of In[ent to Rezone, which would modify some of the B-I zone development standards. A Rezone <br />or�iinance would not be adopted witil development of the site was completed in accordance with the plan <br />approved in the Resolution. The proposed shopping center development is also subject to approval of a <br />shorelinc permit. The rezone is needed to include the subject property in the o�•erall site developmen[. <br />RECONIMEND.4TION (Exact action requested of Cauncil�: Concur with the Plannine Commission <br />recommendation and (followine completion of all Public hearings for the 1996 Camprehensive Plan <br />update) adopt the attached Resolution of Intent to Rezone the George I�aneris property from R-I (S�ngle <br />Family Detached Low Densin�) to B-I (Neighborhood Shopping). <br />cca-I;nrs <br />155 <br />
