Variance Request <br />G. A variance is being requested in order to a].low a home to be <br />built with more gro�s square foota�e than requiraments allow. <br />The existing lot is 5,600 square feet which would allow a home <br />of approximately 1,680 square feet to be built. Due to the <br />topo�raphy and shape of this lot the house must be specially <br />designed. The plan intended to be used meets all other requirements <br />and still enhances the neighboring area. However, a variance <br />is being requested to allow 51� of the gross square footage <br />�o be used rather than the existin� 30% gro�: square footage. <br />A note of interesti Surrounding cities and counties have a <br />30� TOTAL LAND COVERAGE requirement not 30� gross square footage <br />r�quirement. Even the City of Is'verett, until recently, has <br />issued permits accordingly. <br />This v;.ciance would allow an additional 1400 square feet to be <br />built of which W40 square feet would be used for a basement �arage. <br />A. This substandard (in size) lot was annexed int� �he City of <br />Everet� af�er it had been subdivided (a legal lot undar the <br />�randfather clause). It does not meet City requirements and <br />additional property can not be obtaired in order for it to <br />meet size requirements. <br />A. Thic variance is necessary to preserve the current value <br />of homes in this area. It will enhance the neighboring area <br />rather than detract as it does now (a uncared for lo�t). <br />C. The �uthorization of this variance will not be detrimental <br />or un£air to the existin€ area or property owners. Directly <br />across the street there is land zoned multiple. This allows <br />ot�e unit per 2800 square feet to be built. No application <br />or the �ross square foota�e requirement is required. There <br />are also homes that exceed this requirement with either the <br />approval of a variance or were built when 30� total land <br />coverage requirement was in effect. This variance if approved <br />would only allow fair and equitaUle rights for all and would <br />maintain the size of existing homes. <br />U.
