The buflding heipht for each building needs to be determined using a base elevaHon <br />calculetfon. The base ekvetion and bullding helgM needa fo be shown on the elevatlons <br />for the buildinps. Attached ie a handout ehowing how baae eleveNon is calculated. <br />2. The dealgn oi the dumpster strudural enGosure needa to be ahown. Note thet chaln Unk <br />with slate la not sufficient to provide acroening. <br />3. The Zoning Code requirea that a 8' high solid wood or meaonry fenoe be Frovided along <br />lhe property Ilne when Type I landecaping is requirod adjaoant to ronident(al zonee. A afght <br />obscuring fence ie required along the eaet property Iine whero the Type 1 landecaping ie <br />requfred. The Wetland Buffer Width Redudion Approval waived the fence requiroment <br />along the south� property line dua to the location of the detentlon fedlkiea end <br />environmentally sensitive area, but It wae not waived along the east property Ifne. <br />4. The Wetland BuHer Width Redudion Approval alsa requirea that the entiro buffer be planted <br />with treea and shrubs. The portion of thr buifer shown in salal only muet ba planted with <br />trees and/or ahrubs. Note that the buffer width wan reduced from 50 feat to 25 feet in <br />exchange for signiflcant Iandscaping of the remaining 25 feet. <br />5. '�he Information for Developer Section of the MDNS requlred that grades and dreinage <br />c'etention and treatment facilitfes be shown on the tandscaping plan. See the bolded <br />la��guage in condition 25.e. on page 4 of thet document. These have not been ahown. <br />The dra(nage plan conflicts with the landscaping plan in thet a treahnent cell is shown on <br />the drainage plan along the south property Iine in the Type II buffer aroa. The proposed <br />landscaping in ti�at area is not compatlble wRh the treatment cell requirementa. The <br />landscaping plan and/or drainage plen need to be revlaed to be conaistent. Note thet tha <br />treatment cell can only be located in the required buffer if you can also meet the buffar <br />requirements. Traes cannot be located on the bertn of the treatment cell.
