The mitigation and revegetation plan will improve the <br />functional values of the buffer and the wetland. The <br />proposal will enhance the functional values of the buffer <br />and the stream by creating a canopy wfthin the buffer that <br />will shade the stream to maintain cooler water temperatures. <br />in addition, the plantings will reduce the opportunity for <br />human intrusion into the stream and stream corridor, and <br />prevent the seeding of lawns up to the stream boundary. <br />This will decrease the potential for pesticides and <br />fertilizer from entering the stream, and will p.rovic7e food <br />and nesting habitat for wildlife. The plan will need to <br />include revegetatinq the buffer with appropriate plantings <br />such as willows, red dogwcod, vine maple, western zed cedar, <br />oceanspray, ninebark, red elderberry, and snowberry. <br />The applicant or an owner of property located within 300 feet of <br />th� subject property may appeal this Planning Director's <br />det�rmination. Any such appeal must be filed wfthin ten (lo) <br />cal�ndar days of the date specified below. Appeal forms are <br />available from the Planning Department and must be submitted <br />along with the required filinq fee.
