The project muet be developed in compliance witF� all Zoning standarda, <br />the conditions of the Revised Mitigated Determination of <br />Non-Signiflcance and Shoreline I�aster Program requirements. <br />2. All utility 1:•iea ehall be underground. <br />3. A plan detailing proposed signage muet be reviewed and upproved by the <br />Planning Depar[ment prior to iasuance of any eign permita. The plana <br />aill be reviewed for conformance wi[h [he Snohomish County Mas[er <br />Program and the City of Everett 2oning Code. Permits will also be <br />necessary from the City of Everett Building Department. <br />Any freeatanding sign must be Sn conformance with [he following <br />atandarde: <br />a. The maximuro allowable heigt�[ for all eigns ehall be five (5) feet <br />from ground level to eign top in areas dominated (more than SOX <br />of land area within a 300 foot radius) by residential used. <br />ExcepC that flush mounted eigns may be placed on buildings so <br />[hat the top of the eign !e above five (5) feet in heigh[, as <br />loug as the heigh[ of the sign is not more than three (3) feet in <br />residential areas. <br />b. Signe be conetructed againet exieting buildinge to minimize <br />vlsual obstructione �f the ehoreline and water bodies, wherever <br />feaeible.
