Code. A minimum of 1,800 square feet of open space is required on Phase II. <br />A site plan submitted with the building pertnit application must show the areas <br />being useo to meet the open space requirements by coloring or shading, and <br />must show calculations of required areas. <br />Recreation facilities must be provided per Section 15.110 of the Zoning Code. <br />For the 12 units proposed, a recreation impact of .38 acres must be mitigated. <br />Recreation facilities for Phase II may be incorporated into the Phase I area and <br />facilities if they are in excess of that required for Phase I. <br />25. Fire flow calculations are delertnined by the total building areas and types of <br />construction. With construction Type V-N, any buildings which are separated by <br />less than 10 feet are considered to be part of the same building for purposes ot <br />firc� flow calculations. It appears that the largest unsprinklered building is 5,568 <br />square feet, which requires a fire flow o( 2,000 GPM. <br />Approximately 2,500 - 3,000 GPM of fire flow is available at this locatiun. <br />26. Any bui�ding requiring a fire flow lerger than 1,750 GPM must have 2 fire <br />hydrants within 200 driving feet. The location of fire hydrants must be approved <br />by the Fire Marshal. <br />27. Any residential building containing more than 4 units or having a total square <br />footage greater than 6,000 square feet must provide a sprinkler system <br />complying with NFPA Standard 13R. (See Ciry Ordinance 1759-90.) <br />28. Any building classified as R-1 must provide an automaGc fire detedion system. <br />(See Ordinance 1759-90.) <br />29. Fire lanes rnust be provided as required by Everett Municipal Code 48.44. Fire <br />lanes muat be identified by red curbs with white stencils stating "No Parking - <br />Fire Lane" and vertical signs stating "No Parking - Fire Lane - Tow Away Zone." <br />The locat?on of the signs must be �pproved by the Fire Marshal. <br />30. The corr�ci address must be posted on a permanent sign at the street entry to <br />the complex. <br />Each building must be prominently posted with a building number or numeral <br />which is Gea�iy visible and legible from the access road. <br />Apartment or unit numbers must be posted conspicuously on each building so <br />that they may be GeaAy visible and legible from the access roaA. <br />31. A portable fire extinguisher with a minimum rating of 2A must be provided within <br />75 feet travel distance of all portions of the buildings during construction and <br />prior to issuance of a final certificate of occupancy. Each plumber using a hand <br />torch must carty a portable fire extinguisher. <br />32. The City of Everett prohibits ouldoor buming; therefore, outdoor buming for lhe <br />purpose of disposing of construction debris or rubbish will not be pertnitted. <br />33. Fire hydrants and access roads must be in service prior to commencement ol <br />construction. Fire safery prectices during construction must be in compliance <br />with Article B7 of the Unifortn Building Code. <br />
