Code. A minimum of 1,800 square feet of open space is required on Phase II. A site plan submitted with the building pertnit application must show the areas being useo to meet the open space requirements by coloring or shading, and must show calculations of required areas. Recreation facilities must be provided per Section 15.110 of the Zoning Code. For the 12 units proposed, a recreation impact of .38 acres must be mitigated. Recreation facilities for Phase II may be incorporated into the Phase I area and facilities if they are in excess of that required for Phase I. 25. Fire flow calculations are delertnined by the total building areas and types of construction. With construction Type V-N, any buildings which are separated by less than 10 feet are considered to be part of the same building for purposes ot firc� flow calculations. It appears that the largest unsprinklered building is 5,568 square feet, which requires a fire flow o( 2,000 GPM. Approximately 2,500 - 3,000 GPM of fire flow is available at this locatiun. 26. Any bui�ding requiring a fire flow lerger than 1,750 GPM must have 2 fire hydrants within 200 driving feet. The location of fire hydrants must be approved by the Fire Marshal. 27. Any residential building containing more than 4 units or having a total square footage greater than 6,000 square feet must provide a sprinkler system complying with NFPA Standard 13R. (See Ciry Ordinance 1759-90.) 28. Any building classified as R-1 must provide an automaGc fire detedion system. (See Ordinance 1759-90.) 29. Fire lanes rnust be provided as required by Everett Municipal Code 48.44. Fire lanes muat be identified by red curbs with white stencils stating "No Parking - Fire Lane" and vertical signs stating "No Parking - Fire Lane - Tow Away Zone." The locat?on of the signs must be �pproved by the Fire Marshal. 30. The corr�ci address must be posted on a permanent sign at the street entry to the complex. Each building must be prominently posted with a building number or numeral which is Gea�iy visible and legible from the access road. Apartment or unit numbers must be posted conspicuously on each building so that they may be GeaAy visible and legible from the access roaA. 31. A portable fire extinguisher with a minimum rating of 2A must be provided within 75 feet travel distance of all portions of the buildings during construction and prior to issuance of a final certificate of occupancy. Each plumber using a hand torch must carty a portable fire extinguisher. 32. The City of Everett prohibits ouldoor buming; therefore, outdoor buming for lhe purpose of disposing of construction debris or rubbish will not be pertnitted. 33. Fire hydrants and access roads must be in service prior to commencement ol construction. Fire safery prectices during construction must be in compliance with Article B7 of the Unifortn Building Code.
