INTRODUCTION <br />RESIDENTIAL DEVELOPMENT <br />The following policies and requlations are to be recoPnized in the <br />development of any subdiviaion on the ahorelines of the state. To <br />the eztent poeaible, planned unit developments (aometines called <br />cluater developmenta) ahould be encouraged rrithin the shoreline <br />area. Within planned unit developmente, subatantial portions of land <br />are reaerviced as open apace or recreational areas for ths joint uee <br />ot the occupante of the development. This land may be provided by <br />allowing heuaea to be placed on lota smaller than the legal minimum <br />aize for normal aubdiviaiona� aa long as the total n�ber of dwellinqs <br />in the planned unit devRlopment doee not exceed the total allowable <br />in a ragular aubdl.vision. <br />POLICIES <br />1. Encourage the uae of the planned residential development concept <br />in all �horeli.ne aubdiviaiona. <br />2. Require thaC subdiviaiona be deaigned at a level of deneity� <br />site coverage� and occupancy compatible xith the phyaical <br />capabilitiea and aesthatic characteristica of the shoreline <br />and water body. <br />3• Encourage aubdividera to provide public pedeatrian acceea to the <br />shorelinee within Lhe subdiviaion. <br />4. Encourage aubdividere to provide all reaidenta aithin the eub- <br />diviaion with adequate eaaily acceaaible and ueable acceaa to <br />the water Mhen topographically feaaible. <br />5• Prohibit rea3dential development over xater. <br />6, Do not a12ow reaidential development on shorelines which would <br />be dependent on future bulkheading or other shoreline fortifi- <br />cation for protection. <br />7. Floating homes or commercial floats are to be located at moor- <br />.age �lipa approved in accordance with the guidelines dealing <br />with marinas, piers� and docks. In planning for floating homes or <br />commercial enterprises, local governments should ensure that <br />waste disposal practices meet locai and state health regulations, <br />that the units are not located over highly productive fish food <br />areas, and that the units are located and designed to be com- <br />patible with the intent of the designated environments. <br />ElfNlllt p <br />. /O 0�. <br />F-52 <br />
