ADDENDUM TO MITIGATED <br />DETERMINATION OF NON•SIGNIFICAN <br />FOR GUSTAVSON FOURPLEX UNITS � <br />(SEPA N35•85) <br />DESCRI��TION OF PROPOSAL: The proposed action is a re uest for a revision to <br />SEPA C,NS #35-95 for an additional 8 units for a total ot 29 units�one single family, two <br />duplexe�, and six fourplexes ). The oripinal applicetion and site plan was approved on <br />May 12, 1995. On September 13, 1995, Everett City Council approved a revision to the <br />R-3L zone from 36C0 square feet per unit to a density of 2200 square feet per unit. <br />The applicanYs revision is in responso to this code change. The applicant has also <br />proposed a Binding Site Plan (BSP) for 7 of those lots. <br />ADDITIONAL INFORMATION: The applicant has revised his applicetion and provided <br />a new site plan with an addition of 8 units (2 fourplexes). The new plen meets new <br />zoning code density requirements. The appiicant has agreed to pay the additional <br />school and tra�c mitigation required by the Everett School District and the city of <br />Everett(see attached comment letters). The revised plan will require a rear setback <br />variance from the Board of Adjustment. All tra�ic and school mitigatfon fees nwst be <br />paid prior to Building Permits being issued for any units. ote: Condition i�16 under <br />Information for the Devetoper is now condition #3 if Mitigation ot Adverse Impacts by <br />SEPA.
