7. Parking must be per City Zoning Code and City Design <br />and Construction Standards and Specifications. For the <br />proposed 16,20o square foot clinic building, a minimum <br />of 81 parking stalls are required. The Clinic proposes <br />84 parking stalls at completion of Phase III of the <br />project. Four atalls must be reserved for the <br />handicapped including one van-accessible parking stall. <br />8. Placement and screeninq of refuse disposal areas must <br />be provided per Secti.on 39.080 of the Zoning Code. <br />9. Rooftop mechanical equipment, includinq vents must be <br />screened per Section 39.040 of the Zoning Code. <br />10. Building setbacks must be a minimum of 10 feet at the <br />front yard, 10 feet along the corner si,le yard, 5 feet <br />at the interior side yard, and 10 feet along the rear <br />yard. Building height shall be a maximum of 28 feet. <br />11. Clinics located on B-2B zoned percels are suUject to <br />Landscape Category B as provided in Section 35 of the <br />Zoning Code. At a minimum this must include the <br />following: <br />a. A landscape strip a minimum of l0 feet wide must be <br />provided in the front y9rd setback area along the SIc <br />527 and 121st Avenue SE frontage, except for the <br />driveway. This area shall be planted with Type III <br />landscaping. <br />b. � landscape strip a minimum of 10 feet wide must be <br />provided along the west property lines. This area <br />shall be planted with Type I landscaping. <br />c. A landscape strip a minimum of 10 feet wide must be <br />provided along the south and east oriented interior <br />property line abuttinq the R-3 zone. Thia area <br />shall be planted with Type I landscaping. <br />d. For Phase I and II of clinic construction a minimum <br />of 1,015 square feet of landscaping shall be <br />provided in the interior of the parking lot for the <br />5B parki�g stalls. Landscaping must be provided per <br />Section 35.080E of the Zoning Code. <br />e. Prior to issuance of any permits, landscaping plans <br />must be reviewed and approved by the Planning <br />Department per Section 35.100 of the 2onin� Code. <br />The landscaping plan must show location of required <br />grassy swales, rockeries and retaininq walls, and <br />gradinq at 2 foot intervals. Irrigation systems <br />must be provided in all landscaped areas per Section <br />35.130 of the 2oning Code. A 2 year maintenance <br />
