Final Short Plat Aprroval (Enclosure /1, Condition No. 1.A.4) statsa, <br /> "Tho Applicant shall formulate an Architectural Control Committee so <br /> that the design of duplexes will have variety and uniqueness." <br /> Since the same duplex plan is being used for each lot, the above <br /> condition is obviously not being not and it will be necessary to submit <br /> new designs for three of the lots. <br /> 2. Final Short Plat approval also required that a garage and two <br /> off-street parking spacers be provided for each dwelling unit. The <br /> parking as shown on the site plans does not meet Public Works <br /> Specifications. The parking lust be redesigned to meet Public Works <br /> Speoificatione. (Enclosure 12) In addition, the maximum driveway width <br /> that is allowed is 20 feet. <br /> 3. In all oases the structures exceed the gross floor area ratio permitted <br /> in the 1-2 sone. Everett Municipal Code (E.M.C.) 19.16.040 (Enclosure <br /> 03) limits gross floor area ratio to .35. <br /> Gross floor area ratio is determined by dividing the gross floor area <br /> (which means the total area of all floors of a building) by the total <br /> land ansa of the lot. <br /> j The City is currently working on proposed revisions to the Boning code to <br /> eliminate the gross floor area ratio requirement and Instead adopt a <br /> requirement to limit the total lot *overage to .30. However, until this cods <br /> revision has been reviewed by Planning Commission with final action by City <br /> Council, which will take 4 to 6 months, the City is willing to support a <br /> request for a variance from the Board of Adjustment for gross floor area <br /> ratio. Enclosed are the â– pplioatico forms to apply for a variance. You may <br /> address all four structures in one application.
