Box 262 . al I!S, <br /> Monroe, WA 98272 as.•,.r. c•. <br /> erzc• <br /> Res Building Permit Applications to Construct Duplexes nn <br /> Lots B, C, and D of Shortplat 09-84 and on Lot B of Shortplat <br /> 010-84 (on 59th Place S.E. , east of East Dr.) <br /> The above mentioned building permits cannot be issued until the following <br /> zoning and short plat requirements have been met: <br /> i � <br /> 1. Final Short Plat Approval (Enclosure 01 , Condition No. 1.A.4) states, <br /> "The Applicant shall formulate an Architectural Control Committee so <br /> that the design of duplexes will have variety and uniqueness." <br /> Since the same duplex plan is being used for each lot, the above <br /> condition is obviously not being met and it will be necessary to submit <br /> new designs for three of the lots. <br /> 1'. Final Short Plat approval also required that a garage and two <br /> off-street parking spaces be provided for each dwelling unit. The <br /> parking as shown on the site plans does not meet Public Works <br /> Specifications. The parking must be redesigned to meet Public Works <br /> Specifications. (Enclosure 02) In addition, the maximum driveway width <br /> that is allowed is 20 feet. <br /> 3. In all eases the structures exceed the gross floor area ratio permitted <br /> in the R-2 zone. Everett Municipal Code (E.M.C.) 19.16.040 (Enclosure <br /> 03) limits gross floor area ratio to .35. <br /> Gross floor area ratio is determined by dividing the gross floor area <br /> (which means the total area of all floors of a building) by the total <br /> land area of the lot. <br /> The City is currently working on proposed revisions to the zoning code to <br /> eliminate the gross floor area ratio requirement and instead adopt a <br /> requirement to limit the total lot coverage to .30. However, until this code <br /> revision has boen reviewed by Planning Commission with final action by City <br /> Council, which will take 4 to 6 months, the City is willing to support a <br /> request for a variance from the Board of Adjustment for gross floor area <br /> ratio. Enclosed are the application forms to apply for a variance. You may <br /> address all four structurss in one application.
