(Teo �:I1�IIll'l'I'ti <br /> April 19, 1993 Gcou chniud. <br /> Gruem irnnmrnl:d and <br /> Geologic Sen it r+ <br /> Select Homes <br /> 237 Elm Street <br /> Everett, Washington 98203 <br /> Attention Mr. Randy Clark <br /> Building Setback Conditions <br /> Hanabrook Development <br /> Divisions III and IV <br /> Everett, Washington <br /> File No. 2670-005-R06 <br /> The pu-pose of this letter is to outline reduced building setback conaitions for location of <br /> homes at the tops of slopes on Divisions III and IV of the Hanabrook Development in Everett, <br /> Washington. This has been discussed with Mr. Randy Clark of Select Homes, Mr. Pat McCourt <br /> of Universal Brokerage Corporation, and Mr. Michael Crowson of W&H Pacific. <br /> We have observed to signs of instability on native slopes in Divisions III and IV. Fill <br /> slopes on Divisions III and IV were constructed with structural fill consisting of on-site granular <br /> soils under full-time monitoring of a qualified individual from our firm. The structural fill is <br /> keyed into existing firm native soils and fill placed to achieve the final slope grades has beer, <br /> properly benched into existing native materials and compacted to 95 percent of MDD (maximum <br /> dry density)accordiuq to the specifications of the ASTM D-1557 test procedure. In addition, the <br /> lots are graded to si :pe away from the tops of slopes and all slopes have been covered with jute <br /> matting and hydroseeded for erosion protection. <br /> In our opinion, where slopes have been placed, compacted, graded, and vegetated as <br /> described above, the minimum building setback distance can be reduced to 10 feet. The setback <br /> distance is the horizontal distance measured from the front face of the footing to the face of the <br /> slope. It should be understood that if the setback distance is reduced to 10 feet, the risks of <br /> losing access, reducing the design life of the foundations and having slope movement impact the <br /> house foundations are increased. <br /> t',. �nI111NN1 <br />
