This has been discussed With Mr. Randy Clark of Select Horses, Mr. Pat M.Cowl
Of Universal Brokerage Corporation, and Mr. Michael Crowson of W&H Pacific.
We have observed no signs of instability on native slopes in Divisions III and IV. Fill
slopes on Divisions III and IV were constructed with structural fill consisting of on-site granular
soils under full-time monitoring of a qualified individual from our firm. The structural fill is
keyed into existing firm native soils and fill placed to achieve the final slope grades has been
properly benched into existing native materials and compacted to 95 percent of MDD (maximum
dry density)according to the specifications of the ASTM D-1557 test procedure. In addition, the
lots are graded to slope away from the tops of slopes and all slopes have been covered with jute
matting and hydroseeded for erosion r'rotection.
In our opinion, where slopes have been placed, compacted, graded, and vegetated as
described above, :he minimum building setback distanre can be reduced to 10 feet. The setba:k
distance is the horizontal distance measured from the front face of the fooling to the face of the
slope. It should he understood that if the setback distance is reduced to 10 feet, the risks of
losing access, reducing the design life of the foundations and having slope movement impact the
house foundations are increased.
Gmulgnae•rs.Inc.
Mill Rid]Menue S.E
liedmond.UA 99K2
iikTlnxn•I-1K,1 ht,l{we.i
Ned r MAW IMP
fes t'tx,i gl,l+niu
