This has been discussed with Mr. Randy Clark of Select Homes, Mr. Pat McCourt <br /> of Universal Brokerage Corporation, and Mr. Michael Crowson of W&H Pacific. <br /> We have observed 1`10 signs of instability on native slopes in Divisions III and IV. Fill <br /> slopes on Divisions III and IV were constructed with structural fill consisting of on-site granular <br /> soils under full-time monitoring of a qualified individu.tl from our firm. The str,ctural fill is <br /> keyed into existing frm native scils and fill placed to achieve the final slope grades has been <br /> properly benched into existing native materials and compacted to 95 percent of MOD (Ma),imum <br /> dry density)according to the specifications of the ASTM D-1557 test procedure. In a:4:;tion, the <br /> lots are graded to slope away from the tops of slopes and all slopes have been covered with jute <br /> matting and hydroseeded for erosion protection. <br /> In our opinion, where slopes have been Placed, compacted, graded, :.md ,evetated as <br /> described above, the minimum building setback distance can be reduced to 10 tett. the setback <br /> distance is the horizontal distance me,.sured from the front face of the footir, to the face of the <br /> slope. It should be understood that if the setback distance is reduced to 10 feet, the risks of <br /> losing access, reducing the design life of the foundations and hav!ng 10Po movement impact the <br /> house foundations are increased. <br />
