INFORI.;ATION FOR DEVELOPER. <br /> The following information is provided for the developers benefit. These are not SEPA <br /> conditions. All requirements aie preliminary in nature, and are based upon the preliminary site <br /> plan and the ordinances in effect at time of submittal for SEPA review. The proposal must <br /> comply with all ordinances in effect at the time a complete building permit application is <br /> filed, including those not specifically set forth herein. (Exception: For vesting under the <br /> Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning <br /> Department for information regarding appeal processes for the requirements listed in this <br /> document. <br /> 1. Development of the site must be in conformance with all conditions of the Amended <br /> C(incomitant Agreement to Rezone Ordinance 1674-90. <br /> 2. The submitted development plans are approved in concept only A detailed review will <br /> not commence on these plans, until application for permits. location and type of utilities, <br /> driveways, specifics of street design, etc. are not approved on these plans until signed <br /> by the City Engineer. <br /> 3. Requirement for Maintenance Warranty Bond - After satisfactory completion of the <br /> detention/retention or other drainage treatment/abatement facilities and release of any <br /> performance bond by the city, the developer constructing the drainage facilities must <br /> satisfactorily maintain the facilities for a two year period. A maintenance warranty bond <br /> in an amount equal to 10% of the cost of construction of the drainage facilities must be <br /> posted and maintained throughout the two-year drainage facility mainte mance period. <br /> This bond may be used by the city to correct deficiencies in maintenance of the drainage <br /> facilities. In addition, the warranty bond shall cover the cost of design defects and/or <br /> failures in workmanship of the facilities throughout the two-year maintenance period. <br /> Altematively, an equivalent cash deposit to an escrow account administered by a local <br /> bank designated by the city may be acceptable. <br /> 4. A one-year guarantee is required on the public improvements for an amount not less <br /> than 10% of the cost of construction and shall run for one year from the date of issuance <br /> of the first Occupancy Permit for the project. <br /> 5. As-builts of stone sewer, sanitary sewer, and water systems will be required to be <br /> submitted per City design and construction standards ano specifications. <br /> 6. The Uniform Fire Code requires that all new structures must provide Fire Department <br /> access roads to within 150 feet of all portions of the ground floor. Fire Department <br /> access roads (fire lanes) will provide a minimum of 20 feet in width of unobstructed, all- <br /> season driving ;urface with a minimum clear height of 13'6". Fire lanes will be posted <br /> and maintained as required by the Fire Department. <br /> Note: The turning radius of required access roads shall be capable of <br /> accommodating fire apparatus. Some radii, as shown on the site plan are <br /> insufficient. <br /> 7. Fire hydrants, capable of providing the required fire flow, must be located within 200 <br /> driving feet but not closer than 50 feet, of every structure. The location of the hydrants <br /> must be approved by the Fire Marshal. The hydrants must meet City Specifications. <br /> S.
