Trees and groundcover be retained and additional vegetation <br /> y '� y added. <br /> B. Setbacks from Steep Slopes, Landslide, Rrosion, Seismic, Unstable Soil <br /> Hazard Areas, <br /> 1. Top of Slope. All structures shall be setback twenty-five (25) <br /> feet from the top of a steep slope. <br /> 2. Toe of Slope. All structures shall be setback from the toe of a <br /> slope the distance necessary to protect such structure from i <br /> landslide hazard based upon a soils analysis of the site and <br /> �I specific findings and recommendations of the soils analysis. <br /> 3. Environmentally Sensitive Area Protective Easements. The City <br /> may require that all slopes 40% or steeper and their buffers not <br /> �1 approved for alteration shall be designated as subject to an <br /> environmentally sensitive area protective easement. <br /> 4. Environmentally Sensitive Area Tracts. At the City's <br /> discretion, it may require that any contiguous steep slope <br /> hazard area and its buffers be placed in a separate sensitive <br /> area tract. <br /> C. Slope Setback Modification. The Planning Director, using Review Process <br /> II.B, may authorize a waiver or modification of slope setback requirements <br /> if the applicant demonstrates that: <br /> 1. The proposed method of construction will, as demonstrated in the <br /> geotechnical analysis, reduce erosion, landslide, or seismic <br /> activity potential, improve or not adversely affect the <br /> stability of the slope, and <br /> �E <br /> 2. The proposal uses construction techniques which minimize <br /> disruption of existing topography and natural vegetation. <br /> 3.
