NOTICE OF CITY ACTION <br /> PLANNING DIRECTOR DETERMINATION <br /> II.B. 135-93 <br /> Dear Citizec: <br /> The City of Everett Zoning Code requires you to be notified as an <br /> owner of property within 300 feet of 2202 60th Street of the following <br /> action: <br /> The City of Everett Planning Director GRANTS approval of a request by <br /> Robert Loso to construct an addition to the existing dwelling at 2202 <br /> 60th Street. The addition will extend the Past wall another nine feet <br /> as shown on the attached site plan. The proposed addition will have <br /> the same setback from the north property line as the existing <br /> dwelling. The vacant store front along the street will be removed. <br /> The proposal must meet Lha following cord'_tinnc: <br /> 1 . The applicant must obtain building permits as required by the <br /> Building Department. The east wall of the new addition must be a <br /> one hour fire wall with no overhang and no windows . <br /> 2 . Provide two off-street parking spaces. <br /> The Planning Director approved the request based on the following: <br /> t. . Section 38 .050.D. 1 allows the expansion of a single family <br /> dwelling that is nonconforming in setback subject to review <br /> process II .B. Review process II .B involves a written decision by <br /> the Planning Director to " . . .approve, disapprove, or approve with <br /> conditions the use proposed by the applicant" (Section 47. .100 .B) . <br /> 2 . The existing dwelling has an approximately six inch side setback <br /> from the east property line. The dwelling's setback has been <br /> certified as a nonconforming setback (See NCU #35-93 ) . Th <br /> addition will maintain the same side setback from the east <br /> property line but will extend an additional nine feet further <br /> along the :setback line. <br /> The applicant or an owner of property located witnin jou feet of th <br /> subject property may appeal the Planning Director's determination a <br /> to whether the proposed use should be a permitted use within th <br /> applicable zone district. Any such appeal must be filed within to <br /> ( 10) calendar days of the date specified below. Appeal forms ar <br /> available from the Planning Department and must be submitted alon <br /> with the required filing fee.
