CITY OF EVERETT <br />NOTICE OF HEARING <br />Notice is hereby given that a public hearing will be held by the <br />City of Everett Board of Adjustment on the date indicated below for <br />consideration of a request for a variance from requirements of the <br />City Zoning Code as follows: <br />Applicant: <br />Project Location: <br />Jeffrey Gehrig <br />1329 63rd St. <br />Everett <br />1329 63rd St. <br />Zoning: R-2, Single Family High Density Residential <br />Variance Requested: <br />From E.M.C. 19.16.040, which limits the size of an accessory <br />building to a maximum of ten percent of the total lot area or 1,000 <br />square feet whichever is less, and <br />From E.M.C. 19.42.040, which allows accessory buildings in the 20 <br />foot rear yard provided they do not cover more than fifty percent of <br />the 20 foot rear yard area. <br />The Applicant is proposing to construct a 1,700 square foot garage <br />and shop that will cover ten percent of the 17,000 square foot lot <br />instead of the 1,000 square foot maximum allowed by code, and that <br />will be located on the rear of the lot and cover approximately 60 <br />percent of the 20 foot rear yard area instead of the 50 percent <br />allowed by code. The new structure will replace an existing 1,144 <br />square foot shop that will be demolished. <br />Public Hearing: June 6, 1988 at 7:00 p.m., in the City <br />Council Chambers, City Hall, 3002 Wetmore, <br />Everett, WA 98201 <br />PURPOSE OF MEETING: To take public testimony.
