STAFF REPORT TO BOARD OF ADJUSTMENT <br />VARIANCE 1 18-88 <br />DATE: May 31, 1988 <br />Applicant: Jeffrey Gehrig <br />1329 63rd St. <br />Everett <br />Location of Property: 1329 63rd St. <br />Variance Requested: From E.M.C. 19.16.040, which limits the <br />size of an accessory bl.ilding to a maximum <br />of ten percent of the total lot area or <br />1,000 square feet whichever is less, and <br />From E.M.C. 19.42.040, which allows <br />accessory buildings in the 20 foot rear <br />yard provided they do not cover more than <br />fifty percent of the 20 foot rear yard <br />area. <br />The Applicant is proposing to construct <br />a 1,700 square foot garage and shop that <br />will cover ten percent of the 17,000 <br />square foot lot instead of the 1,000 <br />square foot maximum allowed by code, and <br />that will be located on the rear of the <br />lot and cover approximately 60 percent <br />of the 20 foot rear yard area instead of <br />the 50 percent allowed by code. Parcel Map <br />FINDINGS AND CONCLUSIONS: <br />criterion No. 1• <br />That there have been exceptional or extraordinary circumstances <br />or conditions applying to the subject property or as to the in- <br />tended use thereof that do not apply generally to oth-r <br />properties in the same vicinity or zone. <br />a. Finding: The subject property consists of a 70 foot by <br />243 foot, 17,000 square foot lot with an existing single <br />family structure and a 1,144 square foot shop and carport <br />that is located sixteen feet from the house. The shop is <br />nonconforming for size since it was built before the <br />zoning code was changed in December 1987 to not allow <br />accessory structures that exceed 1000 square foot in <br />size. <br />
