r) <br />April 22, 1988 <br />Jeffrey Gehrig <br />1329 63rd St. SE <br />Everett, WA 98203 <br />M <br />Res Building Permit Application for a detached garage at <br />1329-63rd St SE. <br />Dear Mr. Gehrigo <br />The site plan shows that the proposed, detached garage will <br />be 1736 square feet in size. A 1144 square foot garage <br />already exists on the site. The total lot coverage by the <br />accessory structures would be 2880 square feet. Chapter <br />19.16.040 of the zoning code limits maximum lot coverage by <br />an accessory structure to "...10% of the lot area or 1000 <br />square feet whichever in less." The total allowable lot <br />coverage for an accessory structure on this site is 1000 <br />square feet. The proposed garage cannot be built since the <br />present shop exceeds the maximum 1000 square foot limit. <br />The garage also exceeds fifty percent lot coverage in the <br />rear yard setback area. Chapter 19.42.040 of the zoning code <br />states that accessory buil 1 ngs in the rearyard setback area <br />"shall not cover more than fifty percent of the rear yard <br />area." The proposed site plan shows that 59% of the rear <br />yard setback area would be covered by the garage. <br />Since the proposed garage would exceed two zoning code <br />requirements, the building permit application cannot be <br />approved without a variance.
