r)
April 22, 1988
Jeffrey Gehrig
1329 63rd St. SE
Everett, WA 98203
M
Res Building Permit Application for a detached garage at
1329-63rd St SE.
Dear Mr. Gehrigo
The site plan shows that the proposed, detached garage will
be 1736 square feet in size. A 1144 square foot garage
already exists on the site. The total lot coverage by the
accessory structures would be 2880 square feet. Chapter
19.16.040 of the zoning code limits maximum lot coverage by
an accessory structure to "...10% of the lot area or 1000
square feet whichever in less." The total allowable lot
coverage for an accessory structure on this site is 1000
square feet. The proposed garage cannot be built since the
present shop exceeds the maximum 1000 square foot limit.
The garage also exceeds fifty percent lot coverage in the
rear yard setback area. Chapter 19.42.040 of the zoning code
states that accessory buil 1 ngs in the rearyard setback area
"shall not cover more than fifty percent of the rear yard
area." The proposed site plan shows that 59% of the rear
yard setback area would be covered by the garage.
Since the proposed garage would exceed two zoning code
requirements, the building permit application cannot be
approved without a variance.
