C, <br />ALLEGATIONS OF APPLICANT <br />0'0% <br />POINT 1. The following are the special circumstances which apply <br />to my property which deprive me of rights and privileges which are <br />enjoyed by other properties in the vicinity under the identical <br />zone classification. <br />The property has a unique configuration, 75.0 foot frontage and 242.64 foot depth. <br />The rear 40% of the property would be rendered unusable without this variance, <br />as no other means of access is available. <br />POINT 2. The variance I am requesting will not be detrimental to <br />the public welfare or injurious to the properties or improvements <br />in the vicinity of a zone in which my property is located because: <br />Existing zoning permits development of both the front and rear portions of the <br />property. However, in order to meet the requirement for lot width of the front <br />portion of the property (55.0 feet) I am limited to a 20.0 foot road right-of- <br />way to serve the rear portion of my property. <br />POINT 3. If this variance is not granted; an unnecessary hardship <br />will continue to the owner of this property, the cause of which is <br />beyond his control because: <br />The variance would allow me to short plat my property (2 parcels) in a manner <br />otherwise allowed. <br />POINT 4. So as not to grant a special privilege to me by the granting <br />of this variance I submit the following conditions to be imposed so <br />as not to cause inconsistencies with the limitations upon other <br />properties in the vicinity and zone in which I am located. <br />The road right-of-way should be of adequate width to provide utility service and <br />access to the duplex I propose to construct on the rear poCU20 of my propertV. <br />fi is <br />The access road should not require any substantial cuts o0and should be con- <br />structed with asphaltic surfacing to City of Everett driveway standards. <br />
