Krautscheid <br />1616 72nd St. SE <br />Everett, WA 98203 <br />Description of property structure(s) being certified: <br />Zoning: R-I, Single Family Residential <br />I-egal Description: West half of Lot 4, Blk I, Park City Add. to Beverly Park <br />Site Address: 1526 72nd Street SE <br />The subject parcel (tax account #5399-001-004-0101) is developrI with a 768 square <br />foot single family residence and a 320 square foot garage measuring 20' X 16'. <br />The residence meets all minimum setback requirements with the exception of the <br />setback from the west property line which is only 2'-1" rather than the 5 foot <br />required by current zoning code. Also, the detached garage has a non -conforming <br />setback of only T-3" from the east property line abutting the alley. <br />These setbacks are hereby recognized and considered legal non -conforming because <br />the house was constructed in 1928 according to the Snohomish County Assesr,or's <br />records and an affidavit confirming that both structures (house and garage) existing in <br />their present locations since August 1955, which pre -dates the City's zoning code <br />establishing minimum setback requirements. <br />The above structure(s) meets the City of Everett Zoning Code in effect at the time of <br />construction and I hereby find that the above structure(s) are legal non -conforming <br />under the City of Everett Zoning Code. This certification is subject to revocation if it <br />is found that the information upon which it is based isscr-roneous. <br />Paul A.
