CITY OF EVERETT <br />PLAP�NING DIRECTOR DECISION <br />Review Process II #98-003 <br />March 13, 1998 <br />The Ciry of Everett Planning Departme: �t approves a request by Douglas <br />Schreifel to add dormers to the second floor of an existfng residence located <br />at 1210 75th Street. The existing residence does not meet the 20 foot front <br />setback reqw��mer.t from the front property line along Olympic Drive. The <br />proposed dormers will add additional bulk to the residence within the 20 foot <br />front setback but will still comply with the 28 foot maximum height limitation. <br />The residence's nonconfortning setback was certified under NC Bldg #98-003. <br />1. Encroach no (urther into the setback than the setback of the existing <br />residsnce. <br />2. Obtain necessary building permits from the City of Everett's Building <br />�epartment. Compliance with the State Building code is required. <br />Subsection 38.040 of the City of Everett Zoning Code allows for the Planning <br />Director through Review Process II to allow for the expansion of a structure <br />which does not meet required setbacks or height, provided that the expansion <br />does not make the setback or height more nonconforming; that the expansion <br />complies with all other requirements of the zoning code ordinance; and that <br />the nonconformity has been certified by the Planning Department. <br />Right to Appeal: The applicant or an owner of property located adjacent to <br />the subject property may appeal the Planning Director's determination as to <br />whether or not the proposal should be permitted. Any such appeal must be <br />filed within fourteen (14) calendar days of the date specified below. ApPeal <br />forms are available from the Public Service counter and must be submitted <br />along with the required filing fee at 3200 Cedar.
