The aite is zoned R-3, Multiple-Family Low Density Residential Zone, whlch <br />would allow this use. <br />2. A single-family residence and detached garage currently exist on the site. The <br />house is occupied. M approximately 3-ft. grade difference exists along the <br />�Sth St. frontaqe. Substantial attractive landscaping currently exists along <br />nearly the entire perimeter of the site, including evergrcen trees and shrubs <br />and other various vegetation. . <br />3.
