M <br /> 1P111'. <br /> RETT <br /> 4,42 <br /> RESOLUTION NO. 3921 <br /> A RESOLUTION amending the Land Use Map <br /> of the Everett Comprehensive General Plan <br /> for property located southwest of <br /> the intersection of SR 527 and 121st Street S.E. <br /> WHEREAS, the City received an application for an amendment to the <br /> Land Use Map of the Everett Comprehensive General Plan for property <br /> located southwest of the intersection of SR 527 and 121st Street <br /> S.E. from "Multiple Family" to "Office" uses; and <br /> WHEREAS, the Planning Commission conducted a public hearing on <br /> January 18 , 1994 , and considered the testimony of the applicant and <br /> of the public, and recommended that the City Council approve a <br /> change of the land use designation of the Land Use Map of the <br /> Everett Comprehensive General Plan from "Multiple Family, 15-25 <br /> Dwellings per Gross Acre" to "Office" uses; and <br /> WHEREAS, the City Council finds the following: <br /> 1 . The Everett Zoning Code requires that in order for a rezone to <br /> be approved, that the proposed zoning be consistent with the <br /> land use designation of the Everett Comprehensive Plan; and <br /> 2 . The circumstances which have changed in the vicinity of the <br /> subject property since the annexation and adoption of a land <br /> use map in 1985 include the more intensive development of <br /> property surrounding the subject site, and the establishment of <br /> traffic improvements for the intersection of SR 527 and 121st <br /> Street SE at which the subject property is located; and <br /> 3 . With a revision to the applicant's request for amendments to <br /> the Land Use Map and Zoning Map and appropriate limitations on <br /> the use and intensity of nonresidential development permitted <br /> on the subject property, the use of the site for clinic <br /> purposes could be made compatible with surrounding residential <br /> properties; and <br /> 4. The "Office" land use designation and the "B-2B (Office) " zone <br /> would promote consistency with the Locational Criteria and Land <br /> Use Policies of the Everett Comprehensive General Plan. <br /> i <br />
